Northmarq’s Seattle office is seeking an Investment Sales Analyst to join a top-performing multifamily brokerage team. You will drive property analysis and financial underwriting across assignments; prepare Broker Opinions of Value and Offering Memorandums; conduct submarket and comparable research; translate physical and financial data into compelling marketing materials; and support Managing Directors and brokers on key initiatives and day-to-day operations while interfacing with owners and property managers. Ideal candidates bring commercial real estate analytical experience (multifamily preferred), strong critical thinking, and the ability to manage a robust deal pipeline, working independently and collaboratively with in the team, and willing to work extended hours when needed.

**This position is a Full-time on-site position with a near-term start requirement.

Position Responsibilities:

  • Underwrite income-producing assets using Excel software including:
    • Analyze historical operating statements, budgets, leases and loan agreements, as well as current market conditions to determine financial underwriting assumptions.
    • Review, analyze, comprehend, abstract, and interpret various types of real estate documents.
    • Identify critical property-level financial issues and recommend areas for value-add opportunities.
    • Create evaluations of properties and sensitivity analyses.
  • Develop compelling narratives around the property to showcase the investment opportunity to industry professionals effectively.
  • Strategize with team members and provide materials that allow the top producers to generate new relationships, including gathering and tracking critical data points for research and business development purposes.
  • Ability to present results of analyses in a formal client setting to audiences with a wide range of financial acumen.
  • Stay informed on market trends to enhance valuation accuracy and marketing strategies.
  • Direct communication with Capital Markets professionals, property managers, asset managers, and principals to clarify inconsistencies found during the underwriting process and address other property-specific issues.

What We’re Looking For:

  • Four-year college degree (Real Estate, Finance, Accounting, or Business preferred).
  • Minimum 1–2 years of financial analysis experience; experience valuing income-producing properties is a plus.
  • Strong financial analysis and real estate underwriting knowledge (DCF, IRR, NPV, Time Value of Money, Return on Equity).
  • Ability to comprehend, analyze, and interpret financial statements and real estate/loan documents (e.g., deed of trust).
  • Excellent writing skills to clearly convey the property, submarket, and opportunity in marketing materials.
  • Strong verbal communication skills; able to interact effectively and professionally with internal and external partners.
  • Meticulous attention to detail and strong organizational skills; able to manage multiple assignments with changing priorities.
  • Team player with a strong work ethic and passion for commercial real estate.
  • Knowledge of Seattle submarkets and real estate trends preferred.

Northmarq carefully considers a variety of factors when determining compensation, including a candidate’s education, training, and experience. The starting salary range for this position is in the range of $75,000.00-$85,000.00 annually, plus bonus and benefits offered. This range represents a good-faith estimate. The actual compensation offered to the successful candidate will be based on their specific skills, qualifications, and experience.
